Matthew Myles | Founder & Managing Partner

Matthew Myles founded Vetted Maintenance to solve a critical, high-stakes problem in commercial real estate: the systemic lack of transparency and compliance in janitorial procurement. Drawing on over 20 years of experience as a Senior Risk Engineer for a major global insurer and a Corporate Risk Manager for a $1.5B+ manufacturing enterprise, Matthew understands exactly how a poorly vetted vendor can expose a property to catastrophic liability.

He built Vetted Maintenance to act as a "Digital Firewall" for Property Managers, utilizing his background in asset protection to develop stringent Fiduciary Certainty protocols. By merging institutional-grade risk management with a streamlined procurement platform, Matthew aims to eliminate the traditional weeks-long "RFP headache" into a streamlined seven-day solution. His platform provides Property Managers with vetted ballpark estimates within one week and a fully-vetted, site-verified vendor selection in just one week, protecting clients' assets, budgets, and time.

Kyle Lametti | Founder & Managing Partner

Kyle Lametti co-founded Vetted Maintenance because he's spent his entire career on both sides of the procurement table. As a Project Manager at Lametti & Sons, a specialty construction firm, Kyle spent 12 years managing subcontractors, qualifying competitive bids, negotiating contracts, and overseeing $16M+ in commercial projects — all while maintaining zero lost time safety incidents.

He knows exactly what it takes to vet a vendor, because he's done it thousands of times: reviewing insurance certificates, verifying labor classifications, enforcing compliance standards, and holding contractors accountable to scope, schedule, and budget.

Kyle also owns and operates a portfolio of multi-family rental properties, including short-term rentals in Arizona. Managing vendors across multiple properties — from cleaners to maintenance crews — showed him the procurement problem from the owner's side: the wasted hours chasing quotes, the inability to verify compliance, and the liability exposure when no one checks the basics. That dual perspective — contractor who's qualified thousands of bids and property owner who's hired hundreds of vendors — is what makes Vetted Maintenance different. At Vetted Maintenance, Kyle leads day-to-day operations, PM recruitment, and the end-to-end procurement workflow he designed with Matt: from PM intake through compliance verification, vendor matching, and contract execution.

His operational philosophy is simple: Property Managers don't need another platform to log into. They need someone who's already done the work. That's what Vetted Maintenance delivers.
